About Us
Falcon Point is a Southwark Council housing estate built in 1979/1980. Since 1996 it has been managed on behalf of the council by a co-operative formed of residents from the estate. This is called ‘tenant management’. In order to carry out their functions the residents have formed a company, called Falcon Point Management Group. This kind of company is called a Tenant Management Organisation (TMO).
The estate is in a very busy part of central London between the Tate Modern Art Gallery and Blackfriars Station on the banks of the River Thames. It is surrounded by tourist attractions as well as many shops and restaurants. A very large new high-rise office develop

ment is planned for a vacant site adjacent to the estate.
The estate consists of 110 flats, 84 one bedroom flats and 26 two bedroom flats. There are 10 staircases with two flats on each level, the staircases range in height from 5 to 9 stories with shops and the co-op’s office on the ground floor. Every flat is served by a lift and has views across the Thames to St Paul’s Cathedral. Estate residents are a mix of Council tenants, resident leaseholders, and private tenants renting from leaseholders.
The estate benefits from excellent communication links with Blackfriars and London Bridge stations nearby, buses 40, 63, 381 on Blackfriars Road, and a number of tube stations within walking distance.
Falcon Point Management Group
The Falcon Point Management Group is a democratically-controlled membership organisation registered as a Co-op with the Financial Conduct Authority. All council tenants and leaseholders can join the Co-op for a nominal £1 and are most welcome to do so. Members have the right to vote at general meetings and elect the committee which consists entirely of estate residents. The committee meets on a monthly basis to carry out the business of running the company.
The Association sets the strategy, policies and priorities for the management of the estate and employs a part-time estate manager. The Association aims to ensure that all residents, regardless of age, gender, ethnicity or tenure, receive an excellent housing service. The Estate Office
The Co-operative maintains an Estate Office at 56 Hopton Street SE1 9JH on the ground floor of the building. The office opening hours are:
